Monthly Activities

HOA Inspections – Management will do drive by periodic inspections and provide suggestions on possible ways to improve the community to the HOA.CC&R enforcement and education- sometimes CC&R enforcement is as simple as educating the home owners of the rules that are in place. Enforcement includes violation notices and issuing fines for continuing violations.Home Owner relations, taking calls from home owners, we are available toanswer questions and to provide copies of the CC&R’s to the HOA residentsCollect HOA duesSend late notices for non paymentMake disbursement to HOA and issue owner statements, expense report, balance statement, delinquency roster, etc.Coordinate liens, foreclosures, etc. for homeowners unwilling to make payments current under the HOA’s direction.Provide all sales related information necessary to home sellers including mortgage and loan information.Parking enforcement; including vehicle booting or towing if necessary.Ultimately our goal is to make the management process simple and hassle free, we have years of experience in handling problems quickly before they get out of hand and in a way that typically makes all parties feel good about the end result.Full inspections on contractor work completed that has been requested by the HOA.Monitor the community for violations of the CC&R’s.Greet new homeowners, including a copy of the CC&R’s, emergency contact information for the Froerer Real Estate Inc. Utah HOA Management and local community information.Collect bids on

  - Lawn care

  - Snow removal

  - trash removal

  - Janitorial services

  - Sprinkler repairs

  - Painting

  - Any other requested job

Annual Responsibilities

HOA meetings and future planning regarding:

  - calendar

Year end financial reconciliation for the year and all IRS, tax related documentation will be provided.Review HOA insurance policies and collect bids on the next years insurance policy if necessary.
